I am one person, not a firm. I draw the house, I process the permit with your local government, and my own crew builds it, so when something needs answering for, there is nobody to point at but me.
Most of my work arrives by word of mouth. Friends, and owners I have already built for, send the next family my way. I will tell you honestly what a house costs and how long it takes before you commit to anything.

That depends on the size of the house and how quickly the permit moves. I give you a schedule at the start and tell you every week where we are against it. I would rather quote a date I can hold than one you want to hear.
We go through the current cost per square metre in the market against the house you are picturing. If the two do not meet, you will hear it from me before you have spent anything on drawings.
Yes. People do ask me to skip it, and I turn those jobs down. An unpermitted house becomes your problem later, when you sell it or when the local government catches up with it.
